The following are the requests scheduled for the upcoming meeting:

Remains Postponed: B.A. 25-18 Kelly Vincent for Living Word United Methodist Church, 17315 Manchester Road, Wildwood, Missouri 63038 c/o Jim Jones, 521 Audubon Village Spur, Wildwood, Missouri 63040 requests an exception to the Sign Regulations and Minimum Yard Requirements (General) for the purpose of constructing a freestanding monument sign at 17315 Manchester Road [St. Louis County Locator Number 23W310261], which would thereby authorize a front yard setback distance of zero (0’) feet in lieu of the fifty (50’) foot standard for this structure along the property’s State Route 100 and Pond Road frontages. In addition to the setback distance reduction, the proposed monument-type sign, as proposed, requires the following considerations as well: 1.) a sign height of twelve (12’) feet in lieu of the ten (10’) foot standard; 2.) a sign width of nineteen (19’) feet in lieu of the ten (10’) foot standard; 3.) a sign size that totals sixty-nine (69) square feet in lieu of the fifty (50) square-foot standard. These requests are contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance and Chapter 415.410 Sign Regulations for “FP,” “PS,” “NU,” and all “R” Districts of the City of Wildwood Zoning Ordinance. (Ward One) A continuance was granted at the August 16, 2018 meeting, postponing any decision, pending MODOT approval.  To date, requested agency approval has yet to be obtained by the petitioner.

Remains Postponed:B.A. 26-18 Michael & Kelly Nieman, 637 Babler Park Drive, Wildwood, Missouri 63005 - request an exception to the Minimum Yard Requirements (General) for the purpose of retaining a pole barn upon the property located at 637 Babler Park Drive [St. Louis County Locator Number 20W420042; situated in U.S. Survey 163, T45N, R3E], which would thereby authorize a frontyard setback of fifteen (15’) feet in lieu of the required fifty (50’) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One) Petitioner requested a postponement at the August 16, 2018 meeting. As of 8/23/2018, petitioner submitted for Zoning Authorization, which is still pending approval, to relocate the structure to another area of the property, with the intent to meet the zoning requirements of the City.

B.A. 35-18 Brian Elfrink & Maria Hayes, 609 Clara Avenue - #6, St. Louis, Missouri 63112 c/o Jerry Meyer, Vice President/Director of Development, Rubicon Corporation, 10936 Manchester Road, St. Louis, Missouri 63122 – request an exception to the Natural Resource Protection Standards for the purpose of installing a fence upon the property located at 626 Old State Place Drive (St. Louis County Locator Number 24U240590; Old State Place Subdivision, Lot 8), which would thereby authorize the relocation of the Natural Resource Protection Line, and accompanying twenty-five (25’) foot foundation setback, to another lot, while maintaining the existing amount of preservation area within the overall subdivision [i.e. an equal exchange between preservation and building areas].  This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the City of Wildwood Subdivision and Development Regulations, Chapter 415.120 R-1A 22,000 square-foot Residence District of the City of Wildwood’s Zoning Ordinance and Planned Residential Development Overlay District Ordinance #1147, which was approved by City Council in 2005. B.A. 36-18 Robert & Lisa Orf, 1815 Shepard Road, Wildwood, Missouri 63038 - requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a detached garage at 1815 Shepard Road [St. Louis County Locator Number 21V210032; a 10.36-acre tract of land located in Section 25, T45N, R3E], which would thereby authorize a side-yard setback of fifteen (15’) feet, in lieu of the required thirty (30’) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Three)
