The following requests are scheduled for this meeting:

BA17-20 Craig & Casey Starbuck, 2251 Bates Road, O’Fallon, Missouri 63368 - request an exception to the Natural Resource Protection Standards for the purpose of constructing a new single-family dwelling upon the property located at 18443 Hencken Valley Estates Drive [St. Louis County Locator Number 26X140134; Lot 10 of Hencken Valley Estates Resubdivision.] If granted, this variance would thereby authorize the relocation of the Natural Resource Protection Line, as well as its associated twenty-five (25) foot foundation setback, to accommodate the placement of the proposed dwelling into the currently protected area of the lot, while maintaining the approximate amount of preservation area on the overall parcel of ground [i.e. an equal exchange between preservation and building areas].  This request is contrary to Chapter 420.200 Natural Resource Protection Standards and Procedures of the Subdivision an Development Regulations of the City of Wildwood Municipal Code, as applied to properties located in the NU Non-Urban Residence District – Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. BA18-20 Matthew & Melanie Kramer, 1563 Highland Valley Circle, Wildwood, Missouri 63005 – request an exception to the Minimum Yard Requirements (General) for the purpose of constructing an attached garage onto an existing single-family dwelling (circa 1994), which is to be located upon the property addressed as 1563 Highland Valley Circle [St. Louis County Locator Number 19V310391; Lot 375 of Highlands of Chesterfield Subdivision – Plat 4.] If granted, this variance would thereby authorize a side-yard setback distance of eight (8) feet in lieu of the required twelve (12) foot standard. This request is contrary to the requirements of Chapter 415.110 R-1 One Acre Residence District Regulations of the City of Wildwood’s Zoning Ordinance and St. Louis County Planned Environment Unit (PEU) Ordinance #13,691, which was approved by the St. Louis County Council in January 21, 1988. BA19-20 Charles Boyd, c/o Jeff Wilke, 742 Lakeshore Meadows Drive, Wildwood, Missouri 63038 – requests an exception to the Minimum Yard Requirements (General) for the purpose of retaining an existing single-family dwelling (circa 1998), which is located upon the property addressed as 742 Lakeshore Meadows Drive [St. Louis County Locator Number 24U220251; Lot 31 of Fairhaven Estates – Plat 1]. If granted, this variance would thereby authorize a two (2), separate side-yard setback distances of five (5) feet in lieu of the required six (6) foot standard on each side of this residence. This request is contrary to the requirements of Chapter 415.110 R-2 15,000 square foot Residence District Regulations of the City of Wildwood’s Zoning Ordinance and St. Louis County Planned Environment Unit (PEU) Ordinance #17,518, which was approved by the St. Louis County Council in August 21, 1995. Signaigo, 217 River Oak Court, Labadie, Missouri 63055 – request an exception to the Minimum Yard Requirements (General) for the purpose of constructing a single-family dwelling, which is to be located upon the property addressed as 1451 Ridge Road [St. Louis County Locator Number 26T440012; Part of Lot 4 of Destrehan Estate Subdivision]. If granted, this variance would thereby authorize a side-yard setback distance of fifteen (15) feet in lieu of the required thirty (30) foot standard. This request is contrary to the requirements of Chapter 415.09 NU Non-Urban Residence District Regulations of the City of Wildwood’s Zoning Ordinance. (Ward Six)
