The following are the requests scheduled for the upcoming meeting:

Remains Postponed: B.A. 25-18 Kelly Vincent for Living Word United Methodist Church, 17315 Manchester Road, Wildwood, Missouri 63038 c/o Jim Jones, 521 Audubon Village Spur, Wildwood, Missouri 63040 requests an exception to the Sign Regulations and Minimum Yard Requirements (General) for the purpose of constructing a freestanding monument sign at 17315 Manchester Road [St. Louis County Locator Number 23W310261], which would thereby authorize a front yard setback distance of zero (0’) feet in lieu of the fifty (50’) foot standard for this structure along the property’s State Route 100 and Pond Road frontages. In addition to the setback distance reduction, the proposed monument-type sign, as proposed, requires the following considerations as well: 1.) a sign height of twelve (12’) feet in lieu of the ten (10’) foot standard; 2.) a sign width of nineteen (19’) feet in lieu of the ten (10’) foot standard; 3.) a sign size that totals sixty-nine (69) square feet in lieu of the fifty (50) square-foot standard. These requests are contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance and Chapter 415.410 Sign Regulations for “FP,” “PS,” “NU,” and all “R” Districts of the City of Wildwood Zoning Ordinance. (Ward One) A continuance was granted at the August 16, 2018 meeting, postponing any decision, pending MODOT approval.  To date, requested agency approval has yet to be obtained by the petitioner.

Remains Postponed:B.A. 26-18 Michael & Kelly Nieman, 637 Babler Park Drive, Wildwood, Missouri 63005 - request an exception to the Minimum Yard Requirements (General) for the purpose of retaining a pole barn upon the property located at 637 Babler Park Drive [St. Louis County Locator Number 20W420042; situated in U.S. Survey 163, T45N, R3E], which would thereby authorize a frontyard setback of fifteen (15’) feet in lieu of the required fifty (50’) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One) Petitioner requested a postponement at the August 16, 2018 meeting. As of 8/23/2018, petitioner submitted for Zoning Authorization, which is still pending approval, to relocate the structure to another area of the property, with the intent to meet the zoning requirements of the City.

WITHDRAWN B.A. 28-18 Sandi Murray, 8090 John McKeever Road, House Springs, Missouri 63051 c/o Mark Patterson, Crosswater Properties, 18746 Bonhomme Creek Road, Wildwood, Missouri 63005     – requests an exception to the Specific Yard Requirements and Exceptions [G.4.j.] for the purpose of constructing a private stable upon the property located at 5032 Fox Creek Crossing Drive [St. Louis County Locator Number 29Z640077; Fox Creek Crossing Subdivision, Lot 10], which would thereby authorize the placement of this structure at sixty-five (65’) feet from the front [north] property line and fifty (50’) feet from the side [west] property line in lieu of the general one-hundred (100’) foot requirement from any boundary line of the lot. This request is contrary to the requirements of Section 415.090 of the NU Non-Urban Residence District of the City of Wildwood Zoning Ordinance.  (Ward Six) Note: proposed stable location does not encumber floodplain, nor its associated twenty-five (25’) foot setback, as otherwise indicated on the petition. Petitioner withdrew request as of 9/10/2018.

B.A. 29-18 Dave & Janine Helfrich, 1438 Bald Eagle Road, Wildwood, Missouri 63038 c/o Frederick W. Hill Architect, PO Box 616, Hillsboro, Missouri 63050 - requests exceptions to the Minimum Yard Requirements (General) for the purpose of obtaining two (2) variances relating to current site conditions and proposed new construction upon property located at 1438 Bald Eagle Road [St. Louis County Locator Number 25U210055; Old State Farms Addition – Plat 1, Lot 23]. The first variance request seeks the authorization to retain the existing single-family dwelling, circa 1989, which would thereby authorize a side-yard setback distance of nineteen (19’) feet in lieu of the current thirty (30’) foot standard, given its field-verified distance to the north property line of the subject lot. The second variance request is to allow for the new construction of a detached garage, which would thereby authorize a front-yard setback distance of thirty (30’) feet in lieu of the fifty (50’) foot standard, as measured from the edge of the private roadway easement. These two (2) requests are contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Six) St. Louis County’s B.Z.A. granted a variance to the dwelling in 1987 at a front-yard setback of thirty (30’) feet, but not the side-yard area, which at that time had a twenty (20’) foot setback distance. Additionally, the existing deck and staircase in said side-yard area was granted a variance in 1992 at a distance of fifteen (15’) feet.

B.A. 30-18 Michele Roshell, 205 Catlin Avenue, Wildwood, Missouri 63038 - requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a deck upon property located at 205 Catlin Avenue [Locator Number 26V620058; Glencoe Cliffs Subdivision – Lot 22], which would thereby authorize a thirty-five (35’) foot front-yard setback distance in lieu of the required fifty (50’) foot standard from Catlin Avenue and a seventeen (17’) foot rear-yard setback distance in lieu of the required thirty (30’) foot standard from the northern property line. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Six)

B.A. 31-18 Bob & Paula Kramer, 421 Charter Way Drive, Wildwood, Missouri 63040 - request an exception to the Minimum Yard Requirements (General) for the purpose of constructing a deck extension at 421 Charter Way Drive [Locator Number 24U420404; Harbors at Lake Chesterfield, Building J - Unit 11], which would thereby authorize a side-yard setback distance of less than one (<1’) foot in lieu of the five (5’) foot standard for this lot. This request is contrary to the requirements of Amended MXD Mixed-Use Development District Ordinance #17,566 (1995 amendment of P.C. 219-85 Hicks & Mason; St. Louis County, Missouri).  (Ward Seven)

B.A. 32-18 Craig Ringe, 4055 Montgomery Lane, Wildwood, Missouri 63069 c/o Scott Breitenstein, Retaining Wall Solutions, 5393 Old Baumgartner Road, St. Louis, Missouri 63129 – requests an exception to the Specific Yard Requirements and Exceptions for the purpose of constructing a  retaining wall to be situated thirty (30’) feet into the fifty (50’) foot front-yard setback area upon property located at 3914 Hollow View Court [St. Louis County Locator Number 26Y610090; Estates at Deer Hollow Subdivision - Lot 7], which would thereby authorize its height at approximately fifteen (15’) feet in lieu of the six (6’) foot maximum standard allowed within said setback area. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward Six)
