The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, September 16, 2021, which will begin at 7:00 p.m., via an online meeting platform (Zoom).   This hearing will be preceded by a training session for the Members from 6:00 p.m. to 6:45 p.m. The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s Webinar Platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, September 15, 2021, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

 

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 


I.

POSTPONED TO OCTOBER 21, 2021 - B.A. 17-21 David Spitznagel, 1045 Babler Park Drive, Wildwood, Missouri 63005

- requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a garage and bedroom addition upon the property located at 1045 Babler Park Drive (Locator Number 21W130054 – Wardenberg Estate), which would thereby authorize a front yard setback distance of sixteen (16) feet in lieu of the required fifty (50) feet for the proposed addition. This request is contrary to the requirements of Chapter 415.090 ‘NU’ Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)

II.

POSTPONED TO OCTOBER 21, 2021 - B.A. 20-21 Jory and Christina Taylor, 1108 Sara Mathews Lane, Wildwood, Missouri 63005, C/O Michael Cyr, FORNEY Plus Architecture, 9920 Watson Road, Suite 115, St. Louis, MO 63126

- request an exception to the Specific Yard Requirements and Exceptions for the purpose of constructing a three season room upon the property located at 1108 Sara Matthews Lane (Locator Number 21W110061 – Three Sisters Farm – Plat 1, Lot 5), which would thereby authorize a setback distance of sixteen (16) thirty-three (33) feet in lieu of the required fifty (50) feet from the one hundred (100) – year floodplain. This request is contrary to the requirements of Chapter 415.070 ‘FP’ Floodplain District Regulations and Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)

III.

B.A. 21-21 John and Karmen Rolwes, 237 Clayton Oaks Drive, Ellisville, Missouri 63011

- requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a single family dwelling upon the property located at 315 Cys Lane (Locator Number 19W420026), which would thereby authorize a side yard setback distance of twenty point five (20.5) feet in lieu of the required thirty (30) foot standard on the southern side of it. This request is contrary to the requirements of Chapter 415.090 ‘NU’ Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. (Ward One)

IV.

B.A. 22-21 Tony Rademeyer, 17808 Suzanne Ridge Drive, Wildwood, Missouri 63038

- requests exceptions to the regulations governing outdoor game courts, which prohibit any lighting of them within an “R” Residence District designated property located within the City of Wildwood, and a rear setback distance of one (1) foot in lieu of fifteen (15) feet.  The petitioners have an existing light standard in association with their outdoor game court that is installed upon the property at 17808 Suzanne Ridge Drive (Location Number 21V430362 – Oak Ridge Trails Subdivision – Lot 82) and seek to retain it.  This request is contrary to the requirements of Chapter 415.110 R-1 One-Acre Residence District Regulations of the City of Wildwood Zoning Ordinance for Outdoor Game Courts and St. Louis County Planned Environment Unit District Ordinance #17,648, approved by St. Louis County Council on July 14, 1995. (Ward Three)
