The Board of Adjustment of the City of Wildwood will hold a public hearing on Thursday, December 15, 2022, which will begin at 6:30 p.m., at Wildwood City Hall, in the City Hall Chambers, 16860 Main Street, Wildwood, Missouri 63040, and via the online meeting platform (Zoom).  Written comments are encouraged and can be submitted via the City’s website until Wednesday, December 14, 2022, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.  

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notices of publications pertaining to your petition of interest for information relating to it.   To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action: 

I.

B.A. 31-22 Said Elfaridi, 1404 Wild Foxfire Lane, Wildwood, Missouri 63038

– requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing a three (3) car detached garage, which is approximately forty-eight (48) feet by twenty-five (25) feet in size, or one thousand seventy-six (1076) square feet in area, upon the property located at 1404 Wild Foxfire Lane (Locator Number 21W120062, Babler Hills Plat 3 – Lot 31), which would authorize a front yard setback of four (4) feet in lieu of the fifty (50) foot standard from the private roadway easement (Wild Foxfire Lane). This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. This request was postponed at the November Meeting of the Board of Adjustment. (Ward One)

II.

B.A. 34-22 Kevin Calzada, 18443 Rieger Road, Wildwood, Missouri 63005

– requests an exception to the Minimum Yard Requirements (General) for the purpose of constructing an accessory structure, which is approximately fifty-six (56) feet by thirty (30) feet in size or 1,680 square feet, upon the property located at 18443 Rieger Road (Locator Number 22X440070, Pine Creek Estates – B), which would authorize a side yard setback of twelve (12) feet in lieu of the thirty (30) foot standard.  This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood Zoning Ordinance. This petitioner is concurrently requesting a rezoning of this property from the PS Park and Scenic District to the NU Non-Urban Residence District via a separate process. (Ward One)
