The webinar will originate from City Hall, which is located at 16860 Main Street, Wildwood, Missouri 63040.  The City of Wildwood respectfully requests all petitioners and other interested parties participate via Zoom’s Webinar Platform. Written comments are encouraged and can be submitted via the City’s website until Wednesday, April 14, 2021, at 5:00 p.m. (CST).  All comments submitted for these purposes will become part of the record, pertinent to the applicable case number, and be promptly provided to the Board Members for their review.

The purpose of this hearing is to consider requests for variances to certain Zoning Ordinance regulations or interpretations of their intent made by the Director of Planning relating to the individual properties identified below. Please review the individual notice of publication pertaining to your petition of interest for information relating to it.  To report any inaccuracies in the text or seek further information about these requests, please contact the Department of Planning and Parks at (636) 458-0440, prior to the hearing date. At this public hearing, the following requests will be presented to the Board of Adjustment for consideration and action:

B.A. #6-21, David A. and Janet M. Blodgett, 2524 Lindy Lane, Wildwood, Missouri 63040

 - request an exception to the Minimum Yard Requirements (General) for the purpose of constructing a ten (10) foot by twelve (12) foot shed, which is to be located upon the property addressed as 2524 Lindy Lane [St. Louis County Locator Number 24V530542]. If granted, this variance would thereby authorize a side-yard setback distance of eleven (11) feet in lieu of the required thirty (30) foot standard. This request is contrary to the requirements of Chapter 415.090 NU Non-Urban Residence District Regulations of the City of Wildwood’s Zoning Ordinance. (Ward Eight)

B.A. #7-21, Kerry and George Stumpf, 15516 Peach Hill Court, Unit 701, Chesterfield, Missouri 63017

– request an exception to the Natural Resource Protection Standards for the purpose of installing a fence (aluminum fence at 54 inches in height) upon the property located at 627 Old State Place Drive (Locator Number 24U240563; Old State Place Subdivision, Lot 1), which would thereby authorize this structure to be placed within the Natural Resource Protection Area, which is fully protected. The extent of encroachment into said area would encompass a majority of the rear yard area of the 0.45 acre lot, from the rear façade of the dwelling, along the perimeters of both side-yard areas, and include the yard space to the west boundary line of the subject site. This request is contrary to the requirements of Chapter 420.200 Natural Resource Protection Standards and Procedures of the City of Wildwood Subdivision and Development Regulations, Chapter 415.120 R-1A 22,000 square-foot Residence District of the City of Wildwood’s Zoning Ordinance, and Planned Residential Development Overlay District [PRD] #1147, which was approved by the Wildwood City Council in 2005. This particular request does not offer an exchange of protected/non-protected area, as a component of it. (Ward Seven)
